Common plumbing issues & quick fixes

Plumbing problems can range from minor annoyances to major emergencies. Before scheduling a service call, try these troubleshooting steps to see if you can resolve the issue yourself.

1. Check for clogged drains. If your sink or shower is draining slowly, it might be due to a clog. Try using a plunger or a drain snake to clear the blockage. (Stuck? See our drain cleaning page.)

2. Inspect for leaks. Leaky faucets or pipes can waste water and increase your utility bills. Check under sinks and around fixtures. Tightening connections or replacing worn-out washers can often fix minor leaks.

3. Test your water pressure. Low water pressure can be caused by mineral buildup. Remove the aerator or showerhead and soak it in vinegar to dissolve the buildup.

4. Check your water heater. If you’re experiencing cold showers, your water heater might be the culprit. If the heater is old or malfunctioning, it might need professional attention.

5. Clear your garbage disposal. If your disposal is jammed, first turn off the power. Then use an Allen wrench to manually turn the disposal’s blades and dislodge any obstructions. (Still stuck or leaking? See our garbage disposal page.)

6. Inspect your toilet. A running toilet can waste hundreds of gallons of water. Check the flapper valve and the fill valve inside the tank.

7. Look for sewer line issues. If multiple drains are clogged or you notice a foul smell, you might have a sewer line problem. This is a job for a professional plumber.

8. Clear a clogged sink. Fill the basin with a few inches of water and plunge firmly. If that doesn’t do it, slide a bucket underneath and unscrew the P-trap (the U-shaped pipe under the sink) to clear trapped debris. 9. Fix a toilet that won’t flush. First, make sure the shutoff valve behind the toilet is fully open and the tank is filling. If the bowl is clogged, use a flanged toilet plunger with firm, steady strokes. Our AC stopped blowing cold air on Friday; today we had Francisco Torres come out to our house from Franklin to take a look at our unit. Turns out it was the capacitor, so he was able to fix it quickly - and it was a relief to know we wouldn't need a whole new unit! We appreciate you guys, and thank you for taking care of us!

I started with a service call when my system wouldn't come on. I suspected a compressor. Frank Livingston came out on a $19 service call. He found that the unit had automatically shut down while it was running and power was lost during a storm. This is a safety feature. He reset the unit and told me what to do if it happened again. You know he could have replaced my compressor for $900 and I would not have known the difference since our system was nearly 15 years old. We decided to replace the a/c and furnace as we will soon have 22 people off and on for 9 days and 5 extras around the clock for that period. We faced this same situation before and the a/c went out at the worst time. Never again. We first talked with Will Gilbrech from Marketing and he sent Zach Rundle from Operations to give us a proposal. We made a decision and 3 days later Jake Davenport and Hayden Williams showed up and went straight to work replacing our entire system. it was HOT in the attic where our furnace is located but they finished that same day. They came back a few days later and replaced the zone system which we decided on after the fact. I must say everyone we dealt with was very professional and friendly. Special thanks to Jake and Hayden for doing a super job and keeping a great attitude in spite of their discomfort due to the heat. My hat is off to all at Franklin. They will be who I call in the future as the need may arise. July 2, 2024 Five years a go I this week Franklin replaced our old furnace and air conditioner. There have been zero service calls since then except for the semi-annual tune ups. Today, however, noticed hot air coming from the vents and getting hotter. It was late in the day but we called Franklin anyway. They said they had a tech, Jaxon Harris, just finishing his last job in Fayetteville and they said they would add us for him. It was less than 15 minutes later and he was at our door. We explained the problem and he went right to work. He was back in another 15 minutes telling us the fan on the outside unit was toast. He said he had already called to secure a replacement fan. We gave him the go-ahead and he was back in 20-25 minutes and he went right work. A short time later he came back inside saying the install was finished so now he would wait a few minutes to be sure all, including the Freon, was doing as it was supposed to. My thanks go to Jaxon, who at 20 years old, is real pro. He is a credit to himself and to Franklin. They hit a home run when they hired him. Over the past five years, I have had the opportunity to tell others that they cannot go wrong with the folks at Franklin. As of now, I am echoing that thought. BTW They really do have $19 service calls. Update: Two days ago, Oct 17, 24, we had the pleasure of another visit from Jaxon Harris. He came to do our fall tune up. This young man is a real pro. He knows what he is doing and is so friendly, you would want to sit and just chat for a while. He went right to work and finished a short time later. He briefed us on what he had done and was soon on his way to his next job. I say again, Franklin got a real gem when they hired him. BTW. They only charge $75.73 including taxes for their tune ups which I believe is $5-10 less than others. If you need HVAC work, call Franklin. They also do water heaters now.

How long until you can come out?
Same-day or next-day service is the norm in Northwest Arkansas, except during periods of extremely high demand. If it's an emergency, we'll route an on-call technician to you the same day, including evenings and Saturdays. What does a typical plumbing repair cost?
It depends on the work. Garbage disposal repairs start from $149.86. Stop installs are $149.88. Sink basket strainer replacements are $178.80. Hooking up a dishwasher starts from $279.86. Water leak repairs start from $294.92, and frost-resistant hydrant installs start from $397.88. Pricing includes parts and labor; sales tax not included, and rates can shift over time, so your plumber will quote the exact flat-rate price on-site before any work begins.
Do you charge by the hour or flat rate?
Flat rate, always. The price you approve is the price you pay — even if the job takes longer than expected. No clock-watching, no “shop time” fees, no nickel-and-diming. If something unexpected comes up mid-job, we stop and re-quote before continuing.
Are your technicians licensed and insured?
